This charming detached farmhouse is in the hamlet of Pencoed near to Corwen in North Wales and can sleep eight people in four bedrooms.  Groes Lwyd is a charming detached farmhouse in the hamlet of Pencoed near to Corwen in North Wales. the cottage can sleep eight people in four bedrooms comprising three king-size doubles (one with en-suite facilities) and one twin, as well as a family bathroom and a ground floor cloakroom. The cottage also contains a kitchen with dining area, utility, sitting room with woodburning stove and a second sitting room. To the outside of the property is off road parking for four cars and front, side and rear lawned gardens with patio, furniture and barbecue. Groes Lwyd is a lovely cottage, located in stunning countryside, suitable for a great holiday at any time of the year.

Electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, 2 x TVs with FreeSat, DVD, CD/radio, iPod dock, WiFi, selection of books, games and DVDs. Fuel, power and starter pack for stove inc. in rent. Bed linen and towels inc. in rent. Travel cot, highchair and stairgate. Off road parking for 4 cars. Bike storage. Front, side and rear lawned gardens with patio, furniture and BBQ. Two well-behaved dogs welcome. Sorry, no smoking. Shop and pub 2 miles. Note: The first floor landing is split level with an additional 3 steps up to each bedroom at the front and an additional 2 steps to the bathroom and bedrooms at the rear. Note: The garden is enclosed and sloped and there is some unevenness around the garden and borders, care should be taken and children supervised. Note: The Rayburn in the kitchen is for decorative purposes only and must not be used. Note: Dogs to be kept on ground floor.

Note:All prices are inclusive of the booking fee.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
