OWNERS: 

A 12 month listing will cost you £49.00 per property. Discounts are available for those with 5 properties or more that they wish to list at once. If you wish to list 5 or more properties, please ask us to provide you with a bespoke price.

This provides you with unlimited photographs & text, plus availability calendar, which you can access & alter at any time. You also have the option to purchase a Verified Owner badge for £30 per year, which provides you with the infamous ETK verification badge to use on your advertising. You are responsible for providing proof of ownership of the property, proof of who you are (which must tally with the ownership documents) and a recent utility bill with the current address also tallying with the ownership documents. Documents we can accept are your initial purchase invoice for the property, renewal invoice for the site fees, driving licence, passport and utility bills.

GUESTS:

There are no booking fees applicable with ETK, simply click the "contact owner" button on the listing you are interested in - & you will be able to contact the Owner direct via email to arrange your holiday. ETK do not charge any fees to the guest at all.

Yes but it's optional!

ETK have a policy that ALL advertising members are required to have verified accounts or their property is marked as an unverified owner. Being verified means they have provided proof of ownership to us. The following badge is allocated to each verified Owner (This shows their name + the expiry date of their listing with ETK):

Once the Owner is verified with ETK - a unique badge is issued against each of their Holiday Home listings, which shows a bespoke ID number to each individual Holiday Home they have listed with us.  This number is cross-referenced to our website, so if you input the unique ID - it will show the individual property it relates to.  This provides additional security to both Guest & Owner, as the unique ID number cannot be used to advertise any other Holiday Home.

 

We ask that the verification process is completed within 14 days of the listing being submitted to ETK... & in the meantime - the listing is shown with a "pending" badge as follows: 

Should the Owner fail to complete the verification within 14-days, they are allocated with a "not-verified" badge against their listing. This does not necessarily mean that they are not the genuine owner, but simply that they have not been verified with ETK so you should do extra checks before parting with any money.

Confidence in you!

Your ETK profile is the face of your personality upon the ETK site and gives owners and guests the ability to see more about who they are interacting with on a more personal level. They want to see who you are and what type of person you are, a picture tells a thousand words!

Visiting someone's profile is a great way to learn more about them ahead of a booking.

ETK Lettings is primarily a community based site built on trust and safety so we require all owners and guests to have a profile photo and up to date profile. Guests and owners prefer to book lettings with people who have legitimate profile photos, complete profiles, and are verified.

When your profile is complete, it helps others feel that you're reliable, authentic, and committed to providing an honest service, wether a guest or owner. The more complete your profile, the more bookings you're likely to take too.

All payments for owner accounts must be made by credit or debit card. Please note that some banks (especially those in the US) have safeguards in place preventing overseas entities from taking funds without notification. As such, it is a good idea to contact your bank before booking to ensure payment can be processed successfully.

We use Stripe.com for our credit card processing and all is done securely using PCI/DSS compliance systems and SSL Certificates.

Is your site secure?

The information you provide ETK Lettings whilst upon the site is governed by our Privacy Policy and ALL CONTENT is transmitted using SSL—the same secure encryption that websites use to transmit credit card numbers.

When we receive personal information from you, we store the data in a secure form, so you should only have to verify once. 

Only a small number of authorised ETK Lettings employees are allowed access to your original documentation for troubleshooting or internal purposes and all information is stored in accordance with our Privacy Policy which contains information on our Data Protection Registrar status.

Our third-party partners store information from the Verified ID process according to our instructions and under our Privacy Policy.

All ETK Owners manage their own reservations and bookings.

To enquire about making a booking, simply click on the "Contact Owner" button on the listing you are interested in & you can email the Owner direct, to process your query.  

Please feel free to pick up the phone and call us! We'll be happy to talk you through your options once you've told us your dates, party size and any other relevant criteria.

Remember to check the availability calendar on the listings, in some cases dates will be marked as "On Request", which means you need to reconfirm availability before you can book. We will endeavour to come back to you within 24 hours with an answer.

Most Owners will require a deposit at point of booking, which will secure your holiday reservation.

Each Owner's Terms & Conditions will be relevant to their individual rentals - but in general, expect to pay the deposit as the "initial" payment for your holiday.  

You will be given a final payment due date with your holiday confirmation from the Owner, this is generally between 8-4 weeks prior to the arrival date. Failure to clear the balance by the given date may result in a cancellation of your holiday. 

Some Owners offer payment instalments, so the holiday balance does not have to be paid in one lump sum.

Most Owners also charge a refundable "damage bond" or "security deposit" - this is held against any damage or cleaning issues that may occur during your stay.  It is fully refundable once the Holiday Home has been checked after your departure, this is usually refunded within 14 days of your departure date - your Owner will advise of their individual timings.

 

No booking fees are applicable.

All you pay is your holiday cost (& the deposit & refundable damage bond if applicable) to the Owner, or the Owner's agent.

Individual owners may impose cancellation penalties;- you will be informed of these at the time of booking. Remember you are dealing directly with the owner so their terms and conditions will apply.

We strongly advise that you purchase your own travel insurance.

Most Owners will be able to alter your original booking if necessary.  Contact your Owner as soon as possible to discuss your alterations.

Be aware - that if changes involve additional guests, the booking may not be able to continue if maximum capacity of the Holiday Home is exceeded (& cancellation fees may become applicable.)

Full details of the location of the property, & key availability will be made to you by the owner prior to your arrival.

Check-in & check-out times are property dependant.  

Typically. this is usually an arrival time between 2-4pm, with departure between 10am-12-noon.

The Owner will advise. 

We advise our Owners to arrange for the Holiday Home to be professionally cleaned & prepared for your arrival.

Your Owner will advise regarding supply of bed linen: some include as standard, some charge a small additional fee, & some do not provide a linen pack.

Whilst you are not expected to clean to a professional standard, you are expected to treat the property with respect & leave the Holiday Home in an acceptable condition on your departure.  Should you leave the property in a state that requires excessive cleaning, you will risk losing your security deposit/damage bond.

Each caravan we have on our site is listed Bronze, Silver or Gold standard. Bronze are the cheapest and have a lot less features than say a Gold for instance. Occasionally we get higher grade than Gold, these are Platinum but are typically high end cottages or holiday homes and are at the top end of the range.

All parks have their own version of how grades are set - below we have a breakdown to show you what the differences are:

Platinum Caravans

Relax in complete comfort and style in spacious and luxurious Platinum Caravans. This range of accommodation typically has fully-equipped domestic style central heating, double glazing and a large range style hob and oven to make your stay as comfortable as if you were at home with friends and family.

Platinum Caravans are top of the range accommodation, making this a leisure experience you can really look forward to.

Gold Caravans

Our Gold accommodation is spacious, stylish and has high quality fixtures and fittings. Gold caravans are 10ft or 12 ft wide as standard. With multi-room heating (typically Domestic style central heating and Double glazing) it's the ideal accommodation for comfort and space during the whole season. Gold really give you that home away from home feeling for the perfect holiday memories. Often available as either 2 bedroom and 3 bedroom holiday home options. Expect to find a gas or electric fire in the living room, plus a shower room and lots of luxury fixtures and fittings.

Silver Caravans

Our range of stylish Sliver Caravans offer a high level of comfort and space for you and your family to relax and enjoy. You can enjoy multi-room heating in ALL Silver accommodation, so you are assured of a cosy stay, whatever the weather.

Silver Caravans are available on our site and are 10ft or 12ft wide, with a choice of 2 bedroom or 3 bedroom configuration that has space to accommodate up to 8 people.

Bronze Caravans

At the more budget end of the range, we have a wide range of Bronze caravans, promising comfort at fantastic value for money. The standard size of Bronze Caravans is typically 10ft wide (although there are some 12ft Bronze vans) and you can expect a basic colour TV, gas fire, fridge, oven and microwave.

We are often asked "do you only take bookings from families"?

At ETK Lettings, we encourage owners to approach each booking with a clear head.  

Single sex parties are "generally" not allowed on UK Holiday Parks: this refers to groups of men or women booking the "single party holiday" & is in place to avoid crowds of "stag" or "hen" parties on the Parks, which are obviously family orientated.  This does not apply to same-sex family groups.

However, we appreciate that some couples may wish to holiday together, so we actively encourage all Owners within ETK Lettings to seek further information from the Holiday-Maker before making a final decision.
