This granary conversion is situated in the North Lincolnshire village of Wroot and sleeps four people in two bedrooms. The Granary, Rye House is a cosy conversion of a former granary, next to the owners' home in the North Lincolnshire village of Wroot. Set mostly over the first floor, this cottage sleeps four people and has a zip/link super king-size double, a second floor mezzanine single, a wet room and an open plan living area with kitchen, dining area and sitting area with sofa bed. Outside there's off road parking for three cars and shared use of a lawned garden with small, unfenced pond. The Granary, Rye House is a lovely base for exploring Lincolnshire and beyond.

Gas central heating. Electric oven and gas hob, microwave, larder fridge, freezer, washer/dryer in utility, dishwasher, TV with Freeview, DVD, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot, highchair and stairgate on request. Off road parking for 3 cars. Secure bike storage. Shared lawned garden with small, unfenced pond. Sorry, no pets and no smoking. Shop and pub 3 mins walk. Note: The property is accessed via 12 steep external steps. Note: The mezzanine single bedroom is accessed via 14 open tread steps and is open plan to the sitting area below; therefore children should be supervised at all times. Note: Due to the sloping ceilings in the mezzanine bedroom there is reduced head height and care should be taken. Note: Property is situated above a boiler room, the secure bike storage and an office (only occasionally used during the day) so there may be some infrequent associated noise during the day. Note: Small unfenced pond in shared garden, children should be supervised at all times. Note: The owner can accept an Asda, Morrisons or Tesco supermarket delivery on day of arrival. Note: Paddock for horses available by prior arrangement and at an additional cost.

Note:All prices are inclusive of the booking fee.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

Property Feedback:The cottage was clean and comfortable and the furnishings were of a high quality. It was very useful to have the instruction booklets for all the appliances in the cottage.
