With oak beams, one double bedroom, a charming spiral staircase and access via French windows to the private patio area, this property provides high-quality holiday accommodation on the edge of the unspoilt village of Hutton Roof, just three miles from Kirkby Lonsdale. The cottage is close to all local amenities and attractions that both the Lake District and Yorkshire Dales provide.

Oil underfloor central heating on ground floor with radiators on first floor. Electric cooker, microwave, fridge/freezer, TV, DVD player, radio/CD player, WiFi, small library of books/games/DVDs. All fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair available. Off road parking for two cars. Lockable storage for bikes/walking equipment. Private patio area with garden furniture. Use of trampoline (suitable up to 16 stone and at own risk). Sorry, no pets and no smoking. Shops 3 miles, pub 2 miles.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
